What is a L-Shaped Former Loft

Also known as ‘dog leg conversions,’ L-shaped dormers are very similar to their cousins, the standard dormer. The major difference is that with an L-shaped dormer, you can enjoy even more space – we like to think of it as a ‘two in one’. Let’s scan some of the details to learn what they are and why they’re so popular.

The name gives it away! It’s an ‘L-shape’, which is created by connecting two dormers together at right angles. From a bird’s eye view, the two connected dormers form an L-shape. The larger dormer will sit on your main roof, whilst the smaller one is built on the rear roof. Your new roof is almost flat, with just a slight 1:50 fall to the side to allow for water to drain off the roof.

L-shaped dormers work well for semi-detached properties and terraced houses. Why? Because these properties tend to have a lot of available space on the roof, meaning there’s plenty of room to marry the two dormers together.

Why are they popular?

In one word: space. Compared to a standard dormer, you’re essentially doubling up the space you’ll have available in your new loft conversion.

Increased headroom is another big attraction for the L-shaped dormer, and due to how it’s positioned structurally, you won’t have to worry about unusable floor space or being cramped. In fact, the vast amount of space created means that some of our customers even add a couple of extra bedrooms to their home when going down this route. Talk about adding value to your home!

Will I need planning permission?

As a general rule, no. We always say it’s best to check with the local authorities beforehand though – the last thing we want is problems further down the line because we haven’t taken the time to find out whether or not you were allowed to add your loft conversion.
